The purpose of this study is to present the characteristics and proposed improvements for the Naepo New Town architectural landscape review system through analysis of the present landscape review system and landscape review by building site. This study is meaningful in providing basic data that can contribute to the operation of the landscape review system within the local government. The results of the study are as follows. First, despite difficulties in integration management due to the mismatch of administrative zones, Naepo New Town was operating a system of architectural landscape review with the following steps: master planner pre-consultation, introduction of committee per building site for collaboration with urban planners, continuous oversight, and unified review. Second, based on the results of the landscape review per building site, there were many opinions about the elevation plan, the outdoor space plan, and the overall layout plan. However, there were few suggestions for the night lighting plan and the shape plan. Third, large apartment site and the commercial site were reviewed again and modified. smaller single house site was voted for based on the original plan. The solution to lower the ratio of subsequent reviews and conditional applications of the district unit plan and the Naepo New Town streetscape design guideline is to follow a preliminary review process. |
