This study suggests site planning strategies for improvement in residential environment of future social mixedcomplex by drawing satisfaction determinants of residential environment. Using 2016 public rental housing panel survey targetedon 785 public rental households, this study specifies four ordered logit models by neighborhood spatial boundaries(400m). Asthe results from the analysis separated national rental samples from long-term lease samples, it showed differences betweenthose factors to influence on the satisfaction of residential environment by the types. More specifically, it was found thatnational rental was mostly influenced by the performance of houses, while long-term lease was mostly influenced by themixing degree of land use, and this means that it needs to supply neighborhood environment differentiated by the types ofpublic rental housing. As the results from the analysis separated the mixed type samples, it showed differences in thosefactors to influence the satisfaction of residential environment by the arrangement types. More specifically, it was found that aneffect size of the mixed degree of land use is relatively larger than that of other explanatory variables according to thearrangement types. This can be considered to contribute to the improvement of residential environment when it would beavailable of equal distribution of housing, commercial, and park/recreational land use. |
