The purpose of this study is to research the factors that determine the office space per person, and to examine what the locational characteristic for each type of business is. In particular, The impact of the type of businesses, location and physical characteristics on the office space per person was analyzed by using the Multiple Regression Analysis. In addition, the number of offices and employees were represented through the method of Geographic Information System. According to the result of the regression, specific types of businesses turned out to be the most critical factor. Also, location, the size of building, simple use for business and age factors have positive influence on the office space per person. On the other hand, the result of the research which is performed by categorizing the Business Districts of Seoul into Central Business District, Kangnam Business District, and Yeouido Business District shows that each segmented district respectively has different features regarding businesses. The implications of this study are as follows: First, the types of businesses tend to largely determine the size of office occupation per person. Second, functional characteristics of the office are very different by its location. |
