본 연구는 국내 민간 공사에 CM at Risk를 적용하기 위해서 CM at Risk 발주 방식 중 핵심적인 개념 중 하나인 GMP에 대해서 고찰하였다. 이를 위하여 기존의 논문들에서 간헐적으로 소개 되었던 GMP 구성요소 및 그 관계를 하나의 논문 주제로 삼아 정리 하고 분석하여 알아보기 쉽게 도식화 하였다. 상기와 같은 목적과 방법에 따라 진행된 본 연구의 결과를 요약하면 다음과 같다: 1) GMP에서 중요한 요소들은 GMP산정시기, 구성요소, 회계장부공개방식, 그리고 GMP잔여분 분배 원칙이 있다. GMP산정시기는 각 구성요소들과 관계를 가지며 회계장부공개방식과 GMP잔여분 분배 원칙은 GMP 계약의 전제 조건이 된다. 2) CM at Risk 방식의 진행됨에 따라 시공 단계 이전의 설계 단계와 GMP 제안 및 검토 단계와 시공 단계 이후의 시공 단계와 계약 완료 단계로 나누어 각 중요 개념들 사이의 관계도를 완성하였다. |

The purpose of this study is to present the GMP(Guaranteed Maxium Price) which is one of the most important components of CM at Risk for application of CM at Risk in domestic private construction. The research method of this study is to adjust and analysis the previous studies and diagrame the result to help understand easily. As a result of the analysis, 1) The GMP has some important components, which are timing when to set the GMP, contingency, allowance, fee, open book policy and profit sharing. The timing when to set the GMP has relations with each components of the GMP. Secondly, open book policy and profit sharing are the precondition to perform the GMP contract. 2) Making the diagram between each components of the GMP to present how to perform the GMP at each stage in CM at Risk with GMP contract. |
