국내 노후화된 공동주택의 해결방안으로 재건축이 활발히 시행되어왔으나 사업추진기간 장기화 및 용적률, 대지 지분, 높이제한 등으로 사업성이 국한되면서 재건축 사업이 저하되어 이에 대한 대책으로 리모델링이 활성화 될 것으로 예상된다. 그리고 리모델링은 사업추진절차가 간소하여 사업기간이 단축되고 공기단축에 따른 사업 수익성이 향상될 수 있다는 장점이 있다. 그러나 공동주택 입주민들을 대상으로 실시한 재건축 및 리모델링의 선호도 조사에서 성별, 연령, 수입, 거주 년수 등에 관계없이 입주민들은 재건축을 선호하는 것으로 조사되었다. 이는 주민들이 리모델링을 선호하지 않는 근본적인원인 외에 리모델링 활성화를 위한 접근방식상의 문제가 있다는 것을 파악하였고 이에 따른 해결방안으로 리모델링의 현 위치를 명확히 하는 것이 필요하다. 따라서 본 논문에서는 설문조사를 통하여 도출한 결과 및 원인분석의 데이터가 리모델링 활성화 방안의 기초자료를 제시하는 것을 목적으로 한다. |

Reconstruction conducted actively as a solution of the interior decrepitude the apartment, but low possibility of performance is expected because of extending reconstruction period and limitation of floor area ratio, cosmetics area and height. On the other hand, remodeling is expected to actively conduct because of high profitability and deregulation by recycle of resource and shortening the project period. However, the inhabitants still prefer the reconstruction even though remodeling has strong points compared with reconstruction. Therefore, this study conducts a survey of the inhabitants about preference of reconstruction and remodeling, and will provide the basis data based on analysis of the preference to find reason of the inactive remodeling and plan to reinvigorate. |
