건설 프로젝트는 일회성, 비반복성의 특징을 가지고, 하나의 프로젝트를 수행하기 위해 소요되는 비용이 크다. 공사비 예측은 건설 프로세스의 전 과정에 걸쳐 여러 번 이루어져야 하며 구체적인 공사 정보가 확정되지 않은 초기단계에서는 보다 개략적인 공사의 내용 및 특성 정보를 바탕으로 대략적인 공사비를 예측한다. 그러나 공사비 예측방법은 기존의 프로젝트 실적자료를 이용한 면적당 단가방식을 크게 벗어나지 못하고 있는 것이 현실이다. 또한 견적자의 경험에 크게 의존하게 되어 체계적인 사업비 관리가 되지 못하고 있다. 이에 본 연구는 공공아파트 창호공사를 분석하여, 상세설계 이전 단계에서 공사비 예측을 위한 데이터베이스 프레임워크와 프로세스를 제시하였다. 이를 통해 건설 프로젝트 전 단계에 걸쳐서 유기적인 공사비 예측과 관리가 가능할 것으로 예상되며, 공사비 예측의 효율 및 정확성 향상을 위한 방법론을 제시했다는 점에서 그 의의가 있다. |

The construction projects are one-time and non-repeatability and completing a project is costly. In the process of the construction process, cost estimations should be made several times over the processes, and in the early stages when there are no detailed and definite information, estimation based on brief information and attribute information is needed. However, there are lack of standard estimation method and still is limited to the square foot method. In addition, the estimates are largely dependent on the experience of project management that is not systematic. In this research, based on the analysis public apartment windows and doors work, a database framework and process for the estimation in stages before detailed design is proposed This allows the construction project management to be organic and the cost estimation to be more efficient and accurate. |
