This study analyzed the factors influencing vacant houses by dividing them into population growth and decline areas according to the rate of population change.. The analysis results for each region showed that the percentage of area under maintenance projects reduces the frequency of unoccupied houses. In contrast, urban development projects increase the occurrence of empty houses. In times of population decline, urban development projects such as developing new cities and the like should be avoided, and policies should focus on urban renewal projects that tap into existing housing and space. In population growth areas, multicultural birth rates and environmental factors affect the number of empty houses. We need to raise awareness of the social phenomenon of multiculture and establish specialized policies to improve the residential environments. In areas of population decline, the proportion of older people and household growth rate were analyzed as factors affecting the occurrence of empty houses. Thus, we need to establish policies on the direction of housing supply and vacant house maintenance in line with the aging population and household changes. The demographic transition has already been underway, and the problem of urban decline and vacant homes is expected to accelerate, so based on in-depth research, we should try to overcome these social problems and establish policy solutions that meet the needs of the real economy. |
